Three new apartments proposed for the Brick Walk commercial complex downtown were reviewed at a Town Plan and Zoning Commission hearing Tuesday.
The application from Brick Walk Associates, LLC, to add a second floor of the Brick Walk wing at 1275 Post Road.
The addition would go above the Citibank building and would house three two-bedroom units, according to John Fallon, the lawyer representing the applicants.
The TPZ made no decision on the application Tuesday night.
Fallon told the commissioners that the Brick Walk is a "focal point of the downtown development and revitalization." He said the new second floor would be a "very harmonious" addition to the building.
"There would be three modestly sized apartments," said Jack Franzen, the architect for the project. The two apartments facing the Post Road each would be 1,000 square feet, while the third apartment in the back of the addition would be 870 square feet.
The building materials will be consistent with the existing building, according to the application.
Franzen said tenants of the existing apartments at the Brick Walk "tell me they love it there. They love the activity and the access to the restaurants and shops."
Fallon did ask the commission to consider reducing the number of parking spaces that are required for the units under zoning regulations. They can provide the six spaces, he said, but they have found that residents of the Brick Walk apartments don't use more than one parking space per apartment. "Two spaces per unit is overparked for this use," Fallon said.
There were few questions from the TPZ members about the proposal, and no one from the public spoke on the application.
