On the Market: A touch of the Hamptons in Darien

DARIEN — It may not be a coincidence that Hampton Road is only a block away from the off-white clapboard custom colonial house at 2572 Boston Post Road. The listing agent refers to this 11-room house on Holly Pond as “the Hamptons of Long Island meets the Connecticut Gold Coast.”
This is a unique waterfront property. The house sits on a lot of just over one acre in a section of Darien where most homeowners only have about a third of an acre; and while Boston Post Road (Route 1) is a well-traveled roadway, this house enjoys complete privacy. It’s positioned at the far end of the gated property and cannot be seen from the street.
Stone pillars with custom iron gates mark the entrance to the property. As one travels down the long gravel drive lined in Belgium block, the privacy is immediately noticeable. A border of tall evergreens provides a screen. The manicured grounds create a grand approach that evokes the style of a Hamptons’ summer estate, the agent said.
The 6,318-square-foot house is cleverly placed on the lot to maximize the south-facing direction, which allows most of the rooms to get incredible amounts of light all day long. Most rooms also have water views, and the utilities are underground so there are no unsightly poles and lines to obstruct the attractive water views.
This is a terrific entertaining house. It was built in 2006 with waterfront living and entertaining in mind. The double French doors in the large walk-out lower level provide access to a sprawling stone patio where there is a barbecue are, stone sitting walls, fire pit, and outdoor shower. A private path with steps leads to the water’s edge. Residents and their guests can launch kayaks, canoes and row boats right from the backyard into Holly Pond and Long Island Sound, and an area in the lower level has storage for water sporting equipment including rowing sculls, kayaks and canoes. Residents can boat or walk to nearby municipally owned Weed Beach.
Because Holly pond is protected by a dam, the water is flat most of the time, and the dam maintains a certain water level all the time so the pond is not as affected by the tides as Long Island Sound is. While the water rises and falls a bit the properties around the pond do not experience mud flats.
