FAIRFIELD — The annual Fairfield Dogwood Festival attracts thousands of people each year including groups that are bused in from out of state. The next owners of the colonial contemporary house at 1313 Old Academy Road won’t have to worry about driving to the popular event and struggling to find parking. They can walk to the Greenfield Hill Congregational Church grounds for the festival.

Its location, in the heart of the Greenfield Hill neighborhood, is one of many features of this 3,830-square-foot architect-designed custom residence, which was built in 1975 and renovated to accommodate modern life. While Greenfield Hill may be lined with its iconic dogwood trees this two-acre property has its own beautiful park-like landscape. The house is set back from the road behind a fieldstone wall and a scrim of tall, mature trees. Stone pillars topped with decorative planters mark the entrance onto the property. The long paved driveway lined in Belgian block leads to the residence and the fieldstone steps and stone path that lead to the covered front entrance.

The wide sidelight at the front door is one of several floor-to-ceiling windows and skylights that bring copious amounts of natural light into this house. The entrance foyer, which has a white ceramic tile floor, opens to the spacious formal living room. It has a dramatic two-story vaulted ceiling, a wall of red brick that houses the gas fireplace with a raised hearth, and two sets of French doors that open to a large wood deck. It has a retractable awning.

There is an open floor plan and the living room flows into the formal dining room, which has a pass-through into the designer country kitchen. The kitchen features a large center island with a breakfast bar, granite counters, ceramic tile floor, a decorative tile backsplash, a pot-filler, and a comfortable casual sitting area. Appliances include a Gaggenau six-burner range top. Off the kitchen is a solarium with a tile floor, skylights, walls of windows, and a door to the deck. There is also a flexible use room that serves as a butler’s pantry with a sink, laundry room with a Miele washer and dryer, and a home command center with a built-in desk. This room also serves as an ideal catering facility for entertaining.

The house has four bedrooms. Three are on the second level and one of them has a built-in desk with a limestone counter and bookcases. The second floor hallway loft area looks down into the living room. The master suite is on the main floor. It has a vaulted ceiling and French doors to the deck. The master bath features a light-colored marble floor with a deep coral-colored double vanity, deep soaking tub, and steam shower.

On the finished lower level there is a wine cellar closet, an exercise room with a mirrored wall and a ballet barre, a play or game room, a mudroom, and access to the garage.
