The custom Nantucket shingle-style colonial at 80 Avalon Court is a welcoming house, even before visitors reach the front steps and the three-sided, wraparound covered mahogany porch.

On the path leading from the street to the front door there is a glass pineapple lantern, a welcome landmark in southern U.S. tradition. There is another welcoming bit of news for a prospective buyer. While this house is conveniently located near Jennings Beach and the marina, it does not sit in a flood zone. Surrounding neighbors are in a flood zone and require flood insurance, while this house has remained unscathed by any storm. "Completely high and dry," one person said.

Also within easy walking distance is the Sand Castle playground.

The house sits on a private cul-de-sac, not owned by the town, off Old Post Road between South Benson and Turney roads. The land was once a soccer field and the back yard of the St. Paul Episcopal Church rectory at 175 Old Post Road. The land was developed in 1987 and five custom houses were built on the street. The house at 80 Avalon Court was originally built as a small, three-bedroom colonial.

Thinking there was no better place to raise a family than on this quiet cul-de-sac, the current owner used the services of Southport builder John Desmond to do a complete remodel in 2004, keeping some of the original footprint and expanding in almost every direction to create a 4,070-square-foot, four-bedroom house. It could be expanded further by finishing the cavernous basement and the walk-up attic, the latter of which is full height and has roughed-in plumbing. It would add another 1,000 square feet to the living space.

The house has a classic center hall entrance foyer with a honed limestone floor and tile inlay. The decorative newel posts of the staircase are finished with a wooden shell medallion to reflect the home's proximity to the beach. This medallion is repeated in the red-brick fireplace with limestone surround and custom-made mantel found in the family room. The limestone in the fireplace differs in color from the limestone in the foyer.

Real Estate Listings

This house has a lot of interesting and surprising features, not the least of which are the random-width hardwood floors throughout, which one might expect to see in a house built in the 18th or 19th centuries, not the 21st. There are many subtle details throughout the house that make it visually appealing. Crown molding decorates the first and second floors. In the renovation the owners went for an open floor plan but each room has definition and several of them are separated by two tall columns.

In the living room there is a bay window with a built-in window seat, as there is in the formal dining room, which also has Wainscoting on the lower walls. The living room has floor-to-ceiling bookshelves and a wet bar with glass shelving, granite counter, cabinets and hammered brass sink. There is also a door to one portion of the wraparound porch. An office off the family room also has a door to the same porch.

A backyard bluestone terraced patio and long sitting wall are accessed via French doors in the family room. The spacious kitchen features a long built-in window seat/eat-in area, a built-in desk area, a center island with a four-seat breakfast bar and counters comprising the same limestone as in the family room fireplace. It has a farm sink, limestone floor and tumbled marble backsplash.
